From time to time costs emerge that the association cannot afford with monthly dues alone. In these cases, residents pay the difference in what is called a Special Assessment. This may be paid in one lump sum, or in small additions to monthly dues that continue until the payment is complete.
This special assessment is for the maintenance, renewal, replacement, and repair of the items listed in the special assessment.
These are not considered capital improvements and therefore do not require a vote of the unit owners. This is no different than other examples such as roof replacement, gutters, siding, sewer, and water lines. Specifics on each of the items listed in the special assessment have been discussed during the open monthly meetings. As per the bylaws, the special assessment income and expenditures will be part of the fiscal year ending report which is made available to unit owners along with the yearly audit completed by a certified public accountant (usually available 4-6 months after the fiscal year-end).
